The PermaSafe System & Air Duct Hygiene Maintenance Kit is comprised of two unique, and uniquely effective products which, when incorporated into a routine maintenance program, help keep HVAC systems and air ducts functioning properly, as well as clean and free from microbial growth, other contaminants, allergens and odors. When used regularly, our System & Air Duct Hygiene Maintenance Kit also assists in enhancing and maintaining Indoor Air Quality, reducing energy costs, and extending system life.
STEP-1 is an EPA registered, one-step, heavy duty, multi-surface, no-rinse, germicidal cleaner; broad-spectrum, tuberculocidal disinfectant; and mold, mildew, fungi, allergen, and odor eliminator. Approved for use on all types of components, in all types of HVAC Systems, STEP-1 quickly powers through even the toughest system and air duct dirt, grease, grime, mold, mildew and other microbial growth, while eliminating allergens and odors, and ensuring improved Indoor Air Quality.
STEP-2 is a highly durable, water-proof, weather-proof, colorless, and odorless, EPA registered, antimicrobial surface protectant. Upon application, STEP-2 covalently bonds with, and imparts its antimicrobial properties onto treated surfaces, creating an invisible barrier that inhibits the growth of microorganisms and helps prevent the growth and spread of bacteria, mold, mildew, fungi and algae, for up to 3 months.
Multi-functional STEP-2 also effectively prevents microbiologically induced corrosion and reduces related surface deterioration and decay, while its persistent antimicrobial properties continuously control microbial odors, and prevent their return by inhibiting the growth of odor causing microbes.
Both STEP-1 and STEP-2 are EPA registered for effective Antimicrobial Control in all types of HVAC systems, air ducts and related components, including on surfaces that normally become wet during system operation, such as, but not limited to evaporator coils, uninsulated piping, condensate drain pans, drain lines, silicone caulks, mist eliminators, and cabinet housing components that are subject to wetting by mist or carryover of water.
Similarly, both products are also colorless, non-abrasive, non-corrosive, non-staining, non-fuming, non-flammable, and harmless to HVAC system components. And because neither product contains hazardous chemicals, they’re both EPA rated “Category IV” for toxicity, the very lowest toxicity rating any antimicrobial products can be awarded, and one that means no gloves, masks or other PPE are necessary when using them, no rinsing is needed after they are applied, and no Precautionary Statements or Hazard Warnings are required on their labels.

PRODUCT APPLICATION DEVICE REQUIREMENTS: This product is not packaged in a dispensing container, and must be applied with a separate application device. Approved application devices include fine mist spray bottles, other manual compression and pump sprayers, and electric foggers and sprayers. View our Product Applicator Options.
To Clean Hard HVAC Surfaces: Remove any heavy soils, loose dirt, corrosion and other debris. Spray or fog surface with STEP-1 and wipe clean with a cloth or sponge, or simply let air dry. No rinsing is required.
To Deodorize HVAC Systems & Air Ducts: Spray or fog product into system intake vents while system fan is running. Allow enough spray time for product to contact air duct surfaces. Repeat application as necessary
To Disinfect Pre-Cleaned, Hard, Non-Porous Surfaces: Spray or fog product onto surfaces until thoroughly wet. Allow surfaces to remain wet for 5 minutes, or 10 minutes for full virus inactivation (refer to the Microorganism Kill List for contact times). No rinsing or wiping is required.
To Inhibit the Growth, and Help Prevent the Spread of Microorganisms: Apply product by spraying or fogging onto pre-cleaned, dry surfaces, making sure surfaces are completely covered. Let stand until dry, or let stand for 3 minutes and wipe dry with cloth or sponge.
For Treating Disposable Air Filters: Carefully apply product to both sides of new air filter by spraying each side 4”- 6”s from each surface, making sure each side is completely covered. Let filter stand until fully dry. A fan can be used to speed the drying process.
For Treating Reusable Air Filters: Clean filter per filter manufacturer’s instructions, allow to fully dry, using a fan to speed drying process if desired. Carefully apply product to both sides of filter by spraying each side 4”- 6”s from the surface, making sure each side is completely covered. Repeat above drying procedure.
For Treating Return Air Filter Grilles, Housings, Racks & Related Return Air Components:All surfaces should be clean and dry prior to product application. Spray entire target area 4”- 6”s from surface, making sure all surfaces are completely covered. Apply and then let stand until dry, or let stand 3 minutes and wipe dry with clean cloth or sponge.
Reapply products with each filter change or cleaning (if reusable), ideally no less often than every 3 months, to maintain cleanliness, antimicrobial control, and to renew antimicrobial barrier.
