The successful remediation of mold, mildew, and other microbial growth in HVAC Systems and Air Ducts, starts with removing and destroying these microorganisms at their roots. And STEP-1 does exactly that … and more.

STEP-1 is a ready-to-use, EPA registered, multi-surface, tuberculocidal, disinfectant cleaner and mold, mildew, fungi, allergen and odor remover. STEP-1’s EPA registration includes effective Antimicrobial Control in all types of HVAC systems, air ducts and related components , in all types of residential, commercial, institutional and industrial buildings.

STEP-1 eliminates microbial growth on a molecular level, neutralizing spores and inhibiting growth, and it does so without damaging treated surfaces. Unlike bleach and other mold removal products that are only effective on hard, non-porous surfaces, STEP-1 is also effective against mold, mildew and other microbes on soft, porous surfaces, such as pipe and ductwork insulation, gaskets and seals, concrete condenser pads, drywall, wood, and more.

In addition, STEP-1 goes well beyond eliminating mold and other microbial growth, as it also kills a broad spectrum of harmful bacteria and viruses, deep-cleans surfaces, and removes allergens and odors, including those associated with mold-prone or water-damaged areas.

After all mold, mildew, and related contamination has been removed, and the affected surfaces have been cleaned with STEP-1, they’re ready for an application of STEP-2.

STEP-2 is a highly durable, water and weather-proof antimicrobial coating which, upon application, creates an invisible microbiostatic barrier on treated surfaces that inhibits the growth of microorganisms, including bacteria, mold, mildew, fungi and algae, for up to 3 months.

Multi-functional STEP-2 also effectively prevents microbiologically induced corrosion and reduces related surface deterioration and decay, while its persistent antimicrobial properties control microbial odors and prevent their return by inhibiting the growth of odor causing microbes.

Like STEP-1, STEP-2 is EPA registered for effective Antimicrobial Control in all types of HVAC systems, air ducts and related components.

Similarly, both STEP 1 and STEP 2 are colorless, non-abrasive, non-corrosive, non-staining, non-fuming, non-flammable, and harmless to HVAC system components. And because neither product contains hazardous chemicals, they’re both EPA rated “Category IV” for toxicity , the very lowest toxicity rating any antimicrobial product can be awarded, and one that means no gloves, masks or other PPE are necessary when using them, no rinsing is needed after they are applied, and no Precautionary Statements or Hazard Warnings are required on their labels.

However, unlike STEP-1, and perhaps any other similar product, a single application of STEP-2 remains antimicrobially effective, enhancing IAQ and helping to keep treated HVAC system and air duct surfaces free from mold, mildew, fungi, algae, other microorganisms, and odors for up to 3 months.

Directions for Use

PRODUCT APPLICATION DEVICE REQUIREMENTS: This product is not packaged in a dispensing container, and must be applied with a separate application device. Approved application devices include fine mist spray bottles, other manual compression and pump sprayers, and electric foggers and sprayers. View our Product Applicator Options.

PERMASAFE STEP-1: Remove any grime, dirt, mold, or other barrier debris between STEP-1 and surfaces. Spray or fog STEP-1 onto surfaces until thoroughly wet, giving special attention to cracks and crevices. Allow 10 to 20 minutes for drying. No rinsing or wiping is required. Following the elapsed drying time, it is best practice to purge the system by increasing the negative pressure through the outdoor exhaust or negative air machine or by turning on the vacuum used to pre-clean the HVAC system, while removing the duct openings seals. This will minimize the release of scent into the spaces served by the system.

PERMASAFE STEP-2: To inhibit the growth of mold, mildew, fungi, and other microorganisms, and help prevent the growth and spread of bacteria for up to 3 months, apply STEP-2 by spraying or fogging onto clean, dry surfaces, making sure all are completely covered. Let stand until dry, or let stand for 3 minutes and wipe clean with dry cloth or sponge.

Frequency of Application

Normally, infrequent application (every 3 months for HVAC Systems and every 6-24 months for air ducts) will provide effective control. Some critical applications such as HVAC and duct systems serving critical healthcare spaces or clean rooms where it is essential to minimize the generation of particulate matter that may be released as a byproduct of microbial growth may require more frequent treatment. Do not apply more often than monthly, and then only if there is evidence of re-growth. This product must only be used in cases where visible microbial growth has been detected in the system and then only after removing that growth and identifying and correcting the conditions that led to that growth. Prior to reapplication in such cases, determine the cause of re-growth and correct that problem prior to re-application. Make sure the reoccurrence of microbial growth does not have another cause such as persistently high humidity, standing water, or hidden leaks. Prior to reapplication, the interior of the ducts and other surfaces must be inspected and found to be free of accumulated soil. If soil or growth is found, the cause should be determined and corrected and then the ducts cleaned in accordance with accepted industry practice. If microbial growth persists in air ducts following application, re-inspect for duct leaks, carryover of water from cooling coils or humidifiers, and other sources of moisture promoting growth. Eliminate such sources of moisture before retreating.
